1. Where is Koa Ridge?
The planned Koa Ridge Makai and Castle & Cooke Waiawa are separate Castle & Cooke developments located in Central Oahu approximately 20 minutes from Honolulu and Kapolei. These projects are in close proximity to the communities of Mililani, Pearl City, Waikele, and Waipio and can be accessed off of Ka Uka Boulevard from the H-2 Freeway or Kamehameha Highway.
2. How many homes are planned at Koa Ridge?
The planned Koa Ridge Makai will have up to 3,500 homes on approximately 574 acres, and Castle & Cooke Waiawa will include 1,500 homes on approximately 191 acres.
3. When will homes be offered for sale?
Ground breaking is estimated for 2009 with first home deliveries anticipated in 2011. A sales program will likely be launched one year prior to the delivery of the first homes.
4. What will the pricing be for homes at Koa Ridge?
Castle & Cooke is currently in the early planning stages of the Koa Ridge community. At this time, there is no specific pricing information available. However, we are planning for a wide range of housing types in various price ranges just as we’ve historically done in Mililani, our flagship community.
5. Will sustainable practices be used at Koa Ridge?

6. I've heard people say that Koa Ridge will contribute to urban sprawl. Is this true?
The communities of Mililani, Pearl City, Waikele, Waipio and Waipahu surround the Koa Ridge project. Since we are developing in the midst of these already urbanized areas, many Central Oahu residents consider Koa Ridge to be a natural and appropriate addition within these established communities.
7. What types of community amenities will there be at Koa Ridge?
The master plan will include a variety of amenities including parks, recreation centers, and meeting facilities in addition to schools, churches, and community retail.
8. Will there be schools at Koa Ridge and when will the schools be built?
The provision of elementary, middle and high schools is being coordinated with the State Department of Education (DOE) as we plan for adequate school facilities to accommodate the new families in Koa Ridge. Ultimately, the DOE determines where and when new schools are built.
9. Will there be pedestrian and bicycle paths at Koa Ridge?
The Koa Ridge Community Visioning Group wants to encourage a healthy lifestyle and community by promoting walking and biking. Accordingly, the community master plan includes a variety of bike and pedestrian paths and trails in the urban street setting and along natural gulches.
10. Will Koa Ridge be served by public transit?
Castle & Cooke will be working with the City & County of Honolulu to integrate its current and proposed transit system into the community.
11. When will the commercial centers be constructed?
We are planning several community and neighborhood retail centers throughout the project. However, the actual development will be subject to several key factors such as market need and timing, types of businesses that the community attracts and the population base needed to sustain these businesses.
12. Is the development of Koa Ridge consistent with the City's land use plans for the area?
Yes, the City General Plan which establishes broad planning and population policies designates areas in Central Oahu for urban expansion and residential development. Both Koa Ridge Makai and Castle & Cooke Waiawa are designated for development in the more detailed Central Oahu Sustainable Communities Plan which has undergone an extensive process of community input and review.
