At Castle & Cooke Homes Hawaii, we are committed to incorporating Smart Growth principles and strategies into the development of Koa Ridge, our newest master-planned community. Over the years, we have seen Hawaii change and have heard residents' concerns about unmanaged growth. It is important to us that Koa Ridge is developed responsibly. Our goal is to build a community that is safe and modern, offers a range of housing options, provides economic opportunities, and protects our environmental resources.
The following Smart Growth principles will be integrated into Koa Ridge:
Wide range of housing opportunities, choices and mixed land use
Koa Ridge offers a wide range of housing types and prices and recreational/social centers that will be attractive to a large segment of Oahu residents, from young families to working professionals to seniors.
Walkable neighborhoods and community gathering places
Key community and pedestrian-friendly features will help make Koa Ridge a special place for its residents. At the heart of Koa Ridge will be the Village Center, a mix of retail, commercial, health care, office, and residential amenities -- all within walking distance of one another. Neighborhood Centers will be created by clustering schools, parks, churches, and recreation centers with medium-density housing. Sidewalks and pathways will be enhanced with landscaping to provide a pleasant walking experience.
Community and stakeholder collaboration
Since 2003, the Koa Ridge Community Visioning group has been helping shape the Koa Ridge Master Plan. The group, representing area neighborhood boards, churches, youth and senior activity groups, schools, and other community organizations, meets quarterly to discuss community needs and offer solutions to create a desirable community.
A distinctive, attractive community with a strong sense of place
Koa Ridge will be geared to residents in different income ranges and stages of life. Gathering places, social activities, retail centers, parks, and pathways will become key features throughout the community, making Koa Ridge a special place for its residents.
Predictable, fair and cost-effective development decisions
Castle & Cooke Homes Hawaii will work closely with government agencies to ensure fairness and full compliance with regulations and requirements.
Mixed land uses
The Koa Ridge Master Plan integrates a wide range of housing types, employment opportunities, and recreational/social centers throughout the community.
Preservation of open space, farmland, natural beauty, and critical environmental areas
Koa Ridge will be surrounded by natural gulches and green or open space. It will be adjacent to the 200-acre Central Oahu Regional Park, which sits on land that was transferred to the City and County of Honolulu by Castle & Cooke.
A variety of transportation choices
Koa Ridge will work with the City & County of Honolulu's bus service to provide convenient bus service to the community. The master plan will also promote alternative transportation modes including walking and biking.
Strengthen and direct development towards existing communities
Koa Ridge is being developed adjacent to Waipio area developments and Gentry Waiawa developments.
Taking advantage of compact building designs
Koa Ridge's urban Village Center capitalizes on a medium density mixed-use environment that encourages residents to walk or bike to retail, employment, services, schools, and recreation.
Infill development
Koa Ridge is considered infill. It is situated in the middle of the other developed communities of Pearl City, Waipahu, Waipio, Waikele, Mililani, and upcoming Waiawa.
Timely and fairly funded new infrastructure
Koa Ridge will provide off-site infrastructure as needed to service the development in a timely manner.
